Introducing Napoleon Lake South, Innisfail's newest residential neighborhood. The Town has been working on creating a concept for land development on the green field site south of Napoleon Lake, between Highway 54 and 60A Avenue Crescent.
Napoleon South has something for everyone with a range of detached, duplex and townhome lots. Lots will be available for construction Fall 2025.
The final Council decision to proceed with the project is anticipated in mid-April.

How many residential lots are available for purchase from the Town?
- Eleven (11) R1B – Detached dwelling lots, front garage permitted
- Fifteen (15) R2 – Detached dwelling lots, no front garage permitted
- Ten (10) R2 – Duplex dwelling lots, no front garage permitted
- Four (4) R3 Townhouse parcels – 6 -7 units per parcel, no front garage permitted
How big are the Napoleon Lake South lots?
- R1B lots approx. 52’ x 115‘
- R2 Detached approx. 36’ x 115-125’
- R2 Duplex approx. 25’ x 115-125’
- R3 Townhouse approx. 20’ x 115-125’
Does Napoleon Lake South have back alleys?
Most of the lots will have rear lane access; however nine (9) of the R1B lots are laneless. The R1B lots are the only lots that will permit a front access driveway/garage.
Can I build a garage?
All lots with rear lane access have to opportunity to construct a rear detached or attached garage, in accordance with the Town's Land Use Bylaw. Only the R1B lots will be permitted a front garage and driveway.
Are there any Duplex lots for sale in Napoleon Lake South?
Yes, Napoleon Lake South includes a variety of lot sizes and types including duplexes and townhomes.

Design Guidelines
Napoleon Lake South Design Guidelines is a guide to establish the character of a new community that is in harmony with the existing adjacent developments with respect to scale and housing type, while offering variety in architecture style and housing typology.
This document will be used with the Land Use Bylaw to assist designers, builders and homeowners with the intended design. The intention is to inspire, a strong direction while offering flexibility to fit the range of needs and demography of homebuyers.
Lot Draw - CLOSED
The Town of Innisfail held a public lot draw on April 10, 2025 to make the sale of lots as fair as possible. Any individual, business, or contractor wishing to purchase a lot was able to participate in the lot draw. Any lots that were not sold through the lot draw process will be sold on a first-come, first-served basis.
